Our Process
Step 1
Talk & Plan
Agree on goals, finish, access, and timings for floors, decks, or stairs.
We listen to how you use the space and the look you want. We’ll confirm finish type, colour/tint if needed, slip needs, access during works, and your timeline. We explain dust‑control, noise, and how long each area will be out of action.
Service‑specific notes:
Floors: Water‑based polyurethane, gloss levels: Matt, Satin, Gloss.
Decks: Oil type (natural/tinted), slip needs, sun exposure, and weather window.
Stairs: Access plan during works; slip‑resistant options for treads/landings.
Step 2
Inspect & Measure
We measure accurately and assess the surface so there are no surprises. We look for wear, previous sanding, movement, gaps, moisture risks, and hard-to-reach areas.
Service-specific notes:
Floors: Board thickness, past sanding, nail heads, cupping, gaps, squeaks.
Decks: Loose/rotten boards, raised fasteners, greying/mould, moisture; rails and steps.
Stairs: Nosings, squeaks, gaps; treads, risers, stringers, handrails.
Step 3
Quote & Schedule
You’ll receive a fixed-price quote listing prep, sanding sequence, number of coats, and clean-up. We lock in dates and explain cure times—when you can walk, move furniture, or use stairs safely.
Service-specific notes:
Floors: Sequence inc. edges/detail (where suitable), typical three coats.
Decks: Wash/clean, sanding, oil type/coats; booked dry-weather window and rain plan.
Stairs: Staged access (e.g., alternating treads or overnight coats); slip additive.
Step 4
Prep
We protect adjacent areas, isolate work zones, complete minor repairs, and set up dust extraction. We vacuum thoroughly before finishing begins.
Service-specific notes:
Floors: Punch/re-set nails; arrange minor repairs; furniture help by arrangement.
Decks: Wash/treat and dry; replace damaged boards.
Stairs: Protect floors below; fix squeaks and fill holes.
Step 5
Sand & Finish
We sand in stages (coarse 40-grit → medium 60-grit → fine 100-grit), including edges and detail areas. If you’ve chosen a stain/tint, we apply it, then lay down coats to the manufacturer’s specs with inter-coat buffing as needed. We mark off areas until safe.
Service-specific notes:
Floors: Typical three coats; socks-only timing and furniture return guidance.
Decks: Even coats, wipe excess as required; rope off until dry; traffic/furniture timings.
Stairs: Detail around nosings/risers; slip-resistant additive available; staged opening of treads.
Step 6
After-Care
With all jobs, you’ll get a QBCC workmanship warranty and a direct contact for any questions.
Service-specific notes:
Floors: Cleaning routine, felt pads, rugs, and when to book maintenance.
Decks: Cleaning and re-oil timing (often every 6–12 months, sun/use dependent).
Stairs: Cleaning tips; runners/anti-slip options for extra grip.
